Roofing Contractor Insurance
It is always wise to request a Certificate of Insurance (COI) from any contractor that will perform work for you or your company and this is particularly true when it comes to roofing. Virtually every type of construction comes with some form of risk, but roofing has particularly significant hazards — which means that safety and insurance are imperative.
The most basic insurance requirements that your roofer should satisfy are:
$1,000,000 in Workers Compensation,
$1,000,000 per occurrence,
$2,000,000 aggerate General Liability,
$1,000,000 Automobile Liability, and
$1,000,000 Umbrella Liability.
This will satisfy the needs of most small projects — however, if you are purchasing large commercial roofs from national contracting companies, you should probably require a higher umbrella liability limit. Larger contractors are working on more jobs — meaning that it’s more likely that a catastrophic claim could blow through their insurance limit. If your roofer has a large claim that reaches their umbrella limit, it could erode the insurance that would be left available to you if that contractor had another separate incident on your job site.
The first step for good risk management when hiring your roofer is to ask for a COI — but not all COIs are created equal.
